- Yet compared to a year ago, sales were still up 2.8%, supported by job growth and rising wages.
- The median home price hit a record $440,600 — the highest ever recorded.
- Inventory remains tight, especially in the affordable price tier.
2. Why Do Prices Keep Rising as Sales Fall?
NAR Chief Economist Lawrence Yun explained: "The back-and-forth in monthly home sales activity, driven by mild fluctuations in mortgage rates, shows how sensitive home buyers are to affordability conditions." In other words, when rates rise, price-sensitive buyers (often in the entry-level tier) pull back first — while mid- and higher-tier buyers with stronger finances keep transacting, pulling the median price up even as total transaction volume falls.
